COMMERCIAL LANDLORDS, TENANTS AND MANAGING AGENTS

Commercial Redecoration at Lease End: What Landlords and Tenants Should Know.

In short: Many commercial leases require the tenant to redecorate and make good at lease end. The exact obligations depend on the lease, so both parties should check the wording, agree a scope and get the work priced in writing.

Check the lease first

Redecoration and reinstatement obligations vary from lease to lease. Some specify timings or finishes. Where there is a schedule of dilapidations, a surveyor or solicitor should advise on what is required — we price and deliver the decorating and making-good items within it.

Typical redecoration items

Common items at lease end include:

  • Redecoration of walls, ceilings and joinery
  • Filling holes left by fixings, screens and signage
  • Making-good after partitions or fittings are removed
  • Cleaning and preparing the premises for handover

Allow enough time

Work usually needs to be finished before the lease end date. Arranging an inspection early gives time to agree the scope and complete the work without a rush.

Common questions

Do you assess dilapidations claims?

No. Dilapidations should be assessed by a surveyor. We quote for and carry out the redecoration and making-good items once they are agreed.

Can work be done out of hours?

Out-of-hours working can be discussed and agreed at the quotation stage.
